I am looking at a piece of land in PA. My wife's father owns a concrete company. (he has built entire houses barns etc.) He said if we buy the material he will build a house for us. He has excavators etc. The land we are looking at has a foundation on it that is in good shape. Is there a way to calculate a rough cost per square foot of a framed house w/ no labor included? I would really like to build as green as my budget will allow though. I would ask my wifes Father but he is in Texas for another couple weeks and unreachable. Thanks in advance.

Jimbobidybone Joined: 18 Jun 2009 Posts: 29 Location: Derby, UK	Posted: Mon Jul 06, 2009 4:37 am    Post subject: I'm afraid to tell you it is really extremely hard to give even a rough quote without knowing the kind of materials you are expecting to use. What I would suggest doing is roughly quantifying the main parts of the structure in terms of wall, roof and floor construction, take these numbers to your local builders merchants and they will put prices to them for you add around 5% for fixings and another 10% for contingency and you should be somewhere near. Builders in the UK roughly work at £100 per square foot (not sure of current conversion) where 60-70% would be materials, but obviously levels of detail, floor to ceiling heights etc all come into effect.
